Home Loan EMI Calculator

See the monthly EMI on a housing loan, how much of the next 20 or 30 years goes to interest, and how much a regular prepayment saves.

What is a home loan EMI calculator?

A home loan EMI calculator tells you the monthly instalment on a housing loan and how that instalment is split between interest and principal over the years. Because home loans are large and long, often 20 to 30 years, small changes in rate or tenure move the total interest by lakhs of rupees.

This version allows tenures of up to 30 years and amounts up to ₹100 crore, and shows a year-by-year amortization table you can compare with your bank's schedule. The extra payment box shows what a fixed monthly prepayment does to your tenure and interest, which helps when deciding between prepaying and investing the money instead.

How to use the Home Loan EMI Calculator

  1. 1.Enter the loan amount

Use the amount the bank will lend, usually 75–90% of the property's value. Type 50L for ₹50 lakh.

  2. 2.Add the bank's rate

Enter the rate on your sanction letter and a tenure of up to 30 years.

  3. 3.Plan prepayments

Add a monthly prepayment to see the tenure shrink and the interest saved.

Example: ₹50 lakh, 8.5%, 20 years, ₹5,000 extra

A ₹50,00,000 home loan at 8.5% for 20 years, first without and then with an extra ₹5,000 a month:

EMI
₹43,391
Interest without prepaying
₹54,13,879
With ₹5,000 extra a month
paid off in 15 years 7 months
Interest saved
about ₹13.9 lakh

The extra ₹5,000 is about 12% more each month, yet it removes roughly a quarter of the total interest.

Reading a home loan schedule

On a 20-year home loan, the first years' EMIs go mostly to interest. At 8.5%, about 80% of the first year's payments are interest, and principal only overtakes interest in year 13. The yearly chart shows this crossover clearly.

Most Indian home loans are floating-rate and linked to an external benchmark such as the RBI repo rate, so the EMI or tenure changes when the rate does. RBI rules don't let lenders charge individuals a penalty for prepaying a floating-rate home loan, which makes regular prepayment one of the cheapest ways to cut the total cost.

Frequently asked questions

What EMI will I pay on a ₹50 lakh home loan?

At 8.5% for 20 years, ₹43,391 a month. At 9% it's ₹44,986. Change the rate above to see your own figure.

Should I choose a 20 or 30-year tenure?

A 30-year loan lowers the EMI but costs far more interest. Many borrowers take the longer tenure for a manageable EMI and prepay whenever they can.

Do home loans give tax benefits?

Under the old regime, up to ₹2 lakh of interest on a self-occupied home (section 24(b)) and up to ₹1.5 lakh of principal under 80C can be deducted. The new regime doesn't allow these for a self-occupied home.

How much can I save by prepaying?

On ₹50 lakh at 8.5% over 20 years, an extra ₹5,000 a month clears the loan about four and a half years early and saves nearly ₹14 lakh of interest.
