What is a mortgage calculator?
A mortgage calculator estimates the monthly payment on a home loan in the United States. Principal and interest are only part of it: most homeowners also pay property tax, homeowners insurance and, with a small down payment, private mortgage insurance, often through the same monthly payment.
This calculator adds all of those, plus HOA dues, so the number matches what you'll budget for. It also produces a yearly amortization schedule and a chart of principal versus interest, which shows how slowly equity builds in the early years of a 30-year loan. It defaults to US dollars but works in any currency.
How to use the Mortgage Calculator
1.Enter price and down payment
Type the home price and your down payment. Below 20% down, PMI is added automatically.
2.Pick rate and term
Enter the APR you've been quoted and choose a 10, 15, 20 or 30-year term.
3.Add the extras
Set your property tax rate, yearly insurance and any HOA fee to see the payment you'll actually make.
Example: a $400,000 home with 20% down
Price $400,000, down payment $80,000, 6.5% for 30 years, 1.1% property tax, $1,500 a year insurance:
- Loan
- $320,000
- Principal & interest
- $2,023
- Property tax + insurance
- $367 + $125
- Monthly payment
- $2,514
- Total interest over 30 years
- $408,142
With 20% down there's no PMI. At 10% down the loan rises to $360,000 and PMI is added until it falls to 78% of the price.
What's inside a mortgage payment
Lenders often quote PITI: principal, interest, taxes and insurance. Principal and interest come from the standard amortization formula and stay fixed on a fixed-rate loan. Property tax and insurance are usually collected monthly into an escrow account and change from year to year.
With less than 20% down on a conventional loan, lenders add private mortgage insurance. Under the Homeowners Protection Act, PMI ends automatically once the balance is scheduled to reach 78% of the home's original value, and you can ask to cancel it at 80%. The calculator shows how many months you'll pay it.
Frequently asked questions
What is the monthly payment on a $320,000 mortgage?
At 6.5% over 30 years, principal and interest are $2,023 a month. Taxes, insurance and PMI typically add several hundred dollars on top.
15-year or 30-year mortgage?
A 15-year loan has a higher payment but usually a lower rate and far less total interest. A 30-year loan keeps the payment lower and leaves room to prepay.
How do I avoid PMI?
Put at least 20% down, or choose a loan type without PMI. Otherwise it stops when the balance is scheduled to hit 78% of the original value.
Is property tax the same everywhere?
No. Effective rates range from under 0.5% to over 2% of a home's value depending on the state and county. Check your county assessor for the exact rate.
